Hellenic Properties Aims for €500M Real Estate Assets by 2030

Hellenic Properties, a real estate firm focusing on Greece, has significantly boosted its investment footprint by completing €135 million in property acquisitions over the past two years. This achievement raises the company’s total investment record to €200 million, spread across 14 distinct projects. In collaboration with Vamare Investments Group, a Greek family office, Hellenic Properties is ambitiously targeting a portfolio with a Gross Development Value (GDV) of over €500 million by 2030.

The company’s diverse portfolio comprises hospitality, office, and residential properties situated in some of Greece’s most sought-after locations. Currently, Hellenic Properties has an active investment pipeline valued at more than €130 million, with hospitality projects making up a considerable portion of this figure. To further support its investment endeavors, the firm has secured €66 million in debt financing from leading Greek financial institutions.

To date, Hellenic Properties has successfully exited five projects, achieving an average equity multiple of 2.15x. Looking ahead, the company plans to complete three more project exits by the end of 2026. This strategy is part of a broader initiative to recycle capital efficiently and expand its portfolio. For 2026, the company anticipates that its leasing operations will generate approximately €4.1 million in net income. Additionally, Hellenic Properties is projecting an average project-level leveraged internal rate of return (IRR) of 22.9%.

Further expanding its hospitality ventures, Hellenic Properties is set to acquire its third hospitality asset on the Greek mainland. This acquisition aligns with the company’s strategy to build a robust hospitality investment platform. Between 2027 and 2030, the firm aims to shorten its average investment cycle to under 3.5 years, broaden its investor base to include more family offices and institutional investors, and leverage technology to enhance portfolio management and operational efficiency.
